How to Write a Timeshare Cancellation Letter (With Template)

A timeshare cancellation letter must include your name, contract number, purchase date, a clear statement that you are exercising your right to cancel under your state's rescission law, and be sent via certified mail (return receipt requested) to the address listed in your contract's cancellation clause. This letter only works during your state's rescission period (3-15 days after purchase).

Critical Details

  • Send it certified mail, return receipt requested. This creates a legal record proving the developer received your cancellation within the rescission period. Email and phone calls are NOT sufficient in most states.
  • Send it to the cancellation address in your contract. This is often different from the resort address. Look in the "Right to Cancel" or "Rescission" section of your purchase agreement. If you send it to the wrong address, the developer can claim they never received it.
  • Keep copies of everything. Keep a copy of the letter, the certified mail receipt, the return receipt (green card), and your original contract.
  • The clock starts on the PURCHASE DATE. The rescission period begins the day you signed the contract, not the day you attended the presentation. Count calendar days, not business days (in most states).
